BUYING A HOME may be the biggest investment you will ever make. Therefore it is essential to know exactly what you are buying before you leap. And So - Where can you turn? Firstly, remember that technical problems are not always obvious. You need to know that your Engineer is reliable and capable, and of course conscientious. If you buy a Second Hand House you need a full STRUCTURAL SURVEY. The purpose of the Survey is to make sure that the house is structurally secure and that it meets all the technical requirements to make a safe and comfortable home. We make a very thorough examination of the building and also consider the general condition and whether any major repairs are needed. Where appropriate we suggest improvements. If you buy a Brand New House the Vendor should have a Structural Guarantee in place which your Solicitor will obtain for you. Therefore you may only need a SNAG LIST. A Snag List itemizes any unfinished works or any damages. It is surprisingly easy to miss small faults and our Clients have often said that the cost of the Snag List was a small investment considering what they would have had to pay to have the faults rectified later. Sometimes your Solicitor may require a Boundary Survey, or a Planning Search. We offer a full range of such services if they are required.
